Takeaways
Thoroughly assess the condition of a property before purchasing, especially if you are unable to conduct a walkthrough.
Consider forming partnerships to share the financial burden and expertise in real estate projects.
Be prepared for unexpected repairs and renovations, and have a contingency plan in place.
Maintain open communication and trust with your partners to navigate challenges and make informed decisions. Consider using butcher block countertops and ordering materials from Amazon for convenience and cost savings.
When renovating, focus on making improvements that are appropriate for the area and target market, rather than over-innovating.
Be prepared for challenges in the contract and listing process, such as buyers backing out due to changing interest rates.
Manufactured homes may have limitations and higher interest rates, making them less desirable for resale.

S3E6 From W-2 to Entrepreneurship with Jeremy Kitchen
Thursday Oct 05, 2023
Thursday Oct 05, 2023
Jeremy Kitchen learned about financial freedom in 2019. He was hired by his longtime friend/realtor/investor (spoiler alert, it’s Nick Beveridge) to run a real estate photography business.. He quickly learned being around entrepreneurs and investors, that working for someone else could lead him to a mediocre lifestyle.
While on the team, Jeremy began dating the team manager of the real estate agent business. Both of them pooled together their W-2 resources, and purchased a primary residence in early 2021. Within a year of homeownership, they increased their net worth to over $200K with the help of the appreciation. They decided to utilize their equity and take on various investing projects, including lending, equity partnerships, and fix and flips. Within the last 12 months, they’ve both started their own businesses and kept investing at the front of their goals.
